Listings and prices
We show a sample of our homes. Photos, amenities and “from” rates are given in good faith and kept up to date, but availability changes daily and rates vary by room, floor and month. The rate, deposit, minimum stay and fees that apply to you are the ones written in your agreement, which you see before you sign or pay anything.
Payout figures on the owners page are estimates, not offers. A real figure follows a survey and is set out in a signed agreement.
Booking a visit
Booking a visit is free and creates no obligation on either side. It does not reserve a room or create a tenancy. Where we offer to hold a room after a visit, we will tell you how long the hold lasts.
Your use of the site
- Give accurate details in our forms, and only your own.
- Don’t try to break, overload, scrape or gain unauthorised access to the site.
- Don’t use the site to send spam or unlawful content.
Our content
The Shft-in name, logo, text and photos belong to OVBO India Pvt Ltd or our licensors. You may share links to pages; please don’t copy the content for commercial use without asking.
Liability
We work to keep the site accurate and available but can’t promise it will always be error-free or uninterrupted. To the extent the law allows, we are not liable for losses arising from use of the website itself. Nothing in these terms limits rights you have under the Consumer Protection Act, 2019 or any other law that cannot be excluded.

Law and disputes
These terms are governed by the laws of India. Courts in Gautam Buddh Nagar (Noida), Uttar Pradesh have jurisdiction.
